Email is our preferred method of communication, as there is quite a bit of information to keep track of when it comes to homes/properties. Below is a list of questions we ask all sellers about their homes/properties. Please compose a new email message and fill in your answers next to the questions. After we receive your answers, if it is something that we think will work out for both of us, a meeting will be setup, and a date and time scheduled to come take a look at the home/properties and meet with you in person. During this meeting if things work out properly, we may also make an offer for the property on the spot. If you choose to accept, we can begin the selling process!

If you have more than one property you are looking to sell, please just copy and paste the questions once more for each additional property you might have and fill out the answers properly. If there is a question you do not understand or don’t feel comfortable answering, feel free to leave it blank and we can hopefully discuss it in person if we setup a meeting.

When was it built?

How long has it been on the market?

What is your asking price?

What is the current fair market value?

How did you come up with this FMV?

How much equity is in the home?

What is the condition of the property and properties in the area?

How does its condition compare to other properties in the area?

Are there any repairs needed on the home?

If yes,

What are the estimated costs of repair?

How long will the repairs take to complete?

What is the After Repaired Value of the property?

How much rent could be charged after the property is repaired?

What type of financing is on the property?

How much is currently owed on the 1st mortgage?

How much is the monthly payment?

Are the payments current? If not, how many payments are delinquent?

Do the payments include taxes and insurance? If yes, how much are they and are they current?

Are there any 2nd mortgages, home equity loans, or lines of credit on the property?

What is the remaining balance owed on each?

What are the monthly payments on each?

Are the payments current? If not, how many payments are delinquent?

Is there a balloon payment on any of the mortgages? If yes, how much is the pre payment penalty and when is it due?

Is there a pre payment penalty on any of the mortgages? If yes, how much is the pre payment penalty and when does it expire?

Are any of the loans a variable rate type loan?

If yes,

When does it adjust? What is the maximum amount it can adjust?

Are there any HOA fees or other obligations?

Are there any liens or clouds on the property or title report? (Options, etc).

Is the property vacant or occupied?

Is it occupied by the owner or a renter?

If occupied by a renter, hwo much time remains in the contract?

How much are the rent or lease payments?

Is the home currently listed with a Real Estate Agent?

When must you sell the property by?

Would you consider owner carry financing?

How much of a cash down payment is required?

Will you entertain any creative financing?
